"The Cannon’s Hotel Development Site (“Cannon’s Site”) offers development rights for a proposed full- service luxury-boutique hotel to be located at 34344 Street of the Green Lantern in Dana Point, California.
The Ownership/Seller of the Cannon’s Hotel Site has obtained approvals from the California Coastal Commission (“CCC”) and the City of Dana Point to develop the property into a 100-room hotel.
The proposed hotel design will contain a total of 100 guestrooms, comprised of 75 Market Rate rooms and 25 rooms to be sold as Low-Cost Accommodations per the approvals and conditions stipulated by the CCC. The proposed hotel’s market rate guestrooms are designed and oriented to offer direct or partial ocean views from most of these guestrooms as well offering a large percentage of suites.
The proposed hotel will be positioned as a high-quality full-service hotel and include a signature restaurant with an outdoor terrace overlooking Dana Point Harbor and Marina, a garden café, luxury spa and parking for approximately 165 vehicles. The approved plans have been designed so that it may be branded with a soft brand or national hotel brand consistent with the proposed high-quality improvements, though this is not required nor suggested.
The Cannon’s Site (.923 acres fee simple) is located on a coastal bluff overlooking Dana Point Harbor and Marina and the Pacific Ocean. In addition, the Cannon’s Site is situated one block south of Pacific Coast Highway and approximately 2.5 miles west of Interstate 5 providing excellent access to the area’s transportation network. These thoroughfares provide access to the Cannon’s Site from various parts of Orange County and intersect with other major highways and surface streets. The John Wayne Airport is approximately 23 miles northwest of the Cannon’s Site and Los Angeles International Airport (LAX) is approximately 64 miles northwest of the Cannon’s Site.
The Cannon’s Site is in Dana Point, an incorporated city in Orange County that is home to exclusive residential communities and consists of numerous tourist attractions and recreational activities. The Cannon’s Site enjoys a dramatic location on a bluff overlooking the Pacific Ocean and Dana Point Harbor and Marina and is situated adjacent to the Dana Point Headlands Conservation Area.
The site is also near the Dana Point Harbor and Marina, which features over 2,400 boat slips, several restaurants, and various marine-oriented activities. Approved by the CCC and Orange County in March of 2021, the Dana Point Harbor and Marina will undergo a $338 million revitalization, including the addition of approximately 110,000 square feet of destination retail, restaurant, hotel and office space. This
revitalization is anticipated to be developed in phases over the next five years."
